Toronto Breaks Ground on 705-Unit Transit-Oriented Community in Scarborough

Toronto has officially broken ground on a major transit-oriented community project in Scarborough, bringing 705 new purpose-built rental homes to the city. Of these, 256 will be affordable rental units, helping address the growing need for housing in one of Toronto’s busiest transit corridors.

Overview of the Scarborough Project

The project at 777 Victoria Park Ave. marks the beginning of a new chapter in Toronto’s efforts to create transit-oriented communities. The development is led by the City of Toronto, CreateTO, CMHC, Alterra Group of Companies, and Mahogany Management.

Location and Site Background

The site, once a TTC commuter parking lot, is now being transformed into a mixed-use hub. Its close connection to Victoria Park Subway Station ensures residents will have direct access to transit and surrounding neighborhoods.

Housing Details: 705 New Units

The new community will provide 705 purpose-built rental homes designed to meet the housing demands of Scarborough’s growing population.

Affordable Rental Homes Commitment

Out of the total units, 256 are designated affordable rental homes, ensuring a diverse community that supports low- and middle-income families.

Family-Sized Units for Local Residents

The housing mix includes two- and three-bedroom homes, providing options for families who often struggle to find larger, affordable apartments in Toronto.

Public Amenities and Community Features

Beyond housing, the project emphasizes livability. Residents and neighbors will benefit from:

  • A new community space
  • Publicly accessible open areas
  • Improved pedestrian-friendly design

Child Care and Open Spaces

A brand-new child care centre will be built on-site, giving working parents more accessible options close to home.

Retail and Public Realm Enhancements

The community will integrate retail spaces along with improvements to the public realm, creating a vibrant neighborhood that combines housing, services, and green areas.

Sustainable Energy with Geothermal System

The development will also include a geothermal energy system, supporting Toronto’s Green Standard and pushing for more sustainable urban growth.

Part of Toronto’s Broader Housing Strategy

This project is one of nearly 100 city-owned sites being activated for new housing. Together, these initiatives reflect Toronto’s long-term plan to expand affordable, family-friendly, and sustainable housing options.
